Previewing my listings, virtually…

While you can’t beat actually being there, virtual tour technology continues to advance, allowing viewers to get a sense of a home’s layout before arriving for an in-person tour. These immersive tours give potential buyers better spatial information so they don’t have to visualize as much to fill in the blanks ahead of a visit. This should help reduce unfounded or unrealistic expectations that sometimes leave buyers feeling disappointed when they actually walk through a home for the first time.

I’ve had the opportunity to work with an upcoming 3D virtual tour package from Cupix on a number of my recent listings with some pretty great results. While the software is still in beta at the time of writing, the process is straightforward and the resulting tours are extremely useful.

After working in the aerial survey and mapping industry for as long as I did (I wasn’t always in real estate), it is really exciting to see mapping and photogrammetry techniques arrive for interior use with this level of ease and without the need for unrealistic hardware or software investments.

Cupix goes a bit beyond the virtual tour by adding the ability to embed virtual items into tours, which increases interactivity and overall usefulness!

While nothing gives you a better real world experience than a real world visit, this Cupix technology allows us to get much closer to the real thing and helps buyers decide if an in-person tour is the appropriate next step.
